Deciding on a community to build your new home.

Building a new home in Columbia Missouri can be a daunting process not including deciding on the location of the home that you want to build. There are some factors you want to consider when choosing the lot that your new home will be built on.

LOCATION

We have all heard the saying that the first three rules of real estate are location, location, location. This is true, you can have the perfect house design and hate it because of where you decided to build it. You will need to consider what is most important to you. Is it the commute time to work, quality of schools, nearby commercial, or outdoor recreation. You will want to consider how the value of your home will change over time. Generally, if you are in a new area with a lot of new construction you will more than likely have a better chance of having more equity as the home building draws to a close.

Whatever your factors are, make sure that you don’t compromise for something that you will regret later. If going out on the town on a regular basis is a priority you may want to consider being closer to the nightlife area or at least close enough where an Uber or Lyft is affordable. If you have children in school or close to entering school you will want to look at the ratings of the schools that the home will be located in.

COMMUNITY AMENITIES

For some whether or not a community has amenities can be a high priority. There are always new home communities that have a ranging amount of included amenities. Some are top of the line with a community pool, yard maintenance, clubhouse, park, and more. While others have at least one of the items such as a pool or park.

While a community with everything included sounds like an amazing idea make sure you check into the HOA fees and restrictions. More often than not those communities with more amenities have a higher HOA cost and more restrictions in their CCRs as to what you can and cannot do with your home or on your lot. Also if you are close to your limit on the cost of your home a large HOA monthly cost may put you over the limit of what you can afford.

LOT

Not every lot is created equal. Some have views for miles while others are blocked by a large home behind them. If privacy is a big priority for you, you will want to consider whether or not homes will be built behind the homesite you are wanting to build on. In some cases there are trees behind your desired lot, however, you may not know that a new community or phase is in the works for directly behind your future home. Talk with your builder or developer about the surrounding area to make sure you are aware of any future development.

You will also want to look into the shape and grade of the lot before you consider building your home. If a large usable backyard is important to you, you will want to stay clear of homesites with a steep grade leaving no usable backyard. Just because a homesite may be larger than others does not necessarily mean that it is better than others. Walk the lots with your new home specialists and make sure that the dream home you are wanting will fit the lot and have room for the yard you are envisioning.
